Some places are worth waiting for. Hyco Lake has about 120 miles of shoreline, and most of it was spoken for decades ago. The Pointe is what was left — a 430-acre peninsula with three and a half miles of frontage, held back while the rest of the lake filled in.
We’re glad to share that S&S Luxury Homes has been named a preferred builder at The Pointe at Hyco Lake.
What that means for you
The Pointe is a gated waterfront community developed by SunBelt Land Management, who have spent fifty years building luxury waterfront across the Southeast. It works on a pre-vetted builder model: you purchase your homesite from the developer, then build with a builder the community has approved.
That approval matters more than it might sound. A community protects its character through who it lets build in it — which means the list is short, and being on it is a statement about the standard of work expected inside the gates.
For homesite owners at The Pointe, it means S&S is available to you without a search. For us, it means the chance to build on ground we already know well.
We know this lake
S&S has been building on Hyco Lake for years. Deep-water lots. Covered porches angled at the afternoon light. Homes drawn around the view instead of dropped in front of it.
That experience is not incidental at The Pointe. Building on a wooded peninsula is not building on a graded suburban pad. Slope, tree cover, water depth, shoreline setbacks, and dock permitting through Duke Energy all shape what a home can be and where it can sit. A builder who knows Hyco Lake reads those as opportunities — the chance to build a home that feels like it has been there all along.
We know design matters
There is a version of “custom” that means choosing from three cabinet doors in a showroom on a Tuesday afternoon. That is not what happens here.
S&S keeps a design team of three in house — each professionally trained, each holding at least a four-year degree in their field. They are designers by education and by trade, and design is not a step in our process so much as the spine of it.
What that looks like in practice: they listen first. Long before there are finishes to choose, they want to know how you actually live — where the light matters, which room you’ll be in on a Sunday morning, who’s coming for Thanksgiving and where they’ll sleep. Then they translate it. Architecture, materials, millwork, lighting, and every finish selection answering to the same idea, so the house arrives as one thought rather than a hundred separate decisions made months apart.
That coherence is the difference between a house that is expensive and a house that is designed. It’s also the hardest thing to add later — which is why we start there.
